1. We're a Listing Platform, Not a Broker

BHKWala.in simply connects people who have posted a property with people looking for one — and vice versa, via WhatsApp. We are not a real estate agent, broker, or dealer under any applicable law, we do not participate in negotiations, and we are not a party to any agreement, sale, or rental transaction that results from using the site.

2. We Don't Verify Listings

We do not verify:

• Property ownership, title, or legal status of any listed property
• The accuracy of prices, photos, descriptions, area, or amenities in any listing
• The identity or credentials of anyone posting a listing or requirement, beyond confirming their WhatsApp mobile number is real and reachable
• Whether a listed property is actually still available

Our moderation review checks for obvious spam or policy violations — it is not a verification of the listing's contents.

3. RERA — Real Estate (Regulation and Development) Act, 2016

BHKWala.in is not registered under RERA. RERA requires registration primarily from promoters (builders/developers marketing a real estate project) and, in most states, from real estate agents who facilitate the sale/purchase of property for a fee or commission above certain thresholds. BHKWala.in does not develop, market, sell, or broker any real estate project on its own account — it is a listing platform where individual owners, agents, and seekers post and browse contact information directly. On that basis, we don't fall under RERA's registration requirement for promoters or agents.

This does not mean the properties or people you find here are exempt from RERA:

• If you're looking at an under-construction project, the promoter/builder of that project is separately required to register it with the relevant state RERA authority (for example, MahaRERA in Maharashtra) before advertising, marketing, or accepting bookings — check for a valid RERA registration number directly with the builder and verify it on the official state RERA website before paying anything.
• If you're dealing with a real estate agent (not the property owner directly), most states require individual agents to hold their own RERA agent registration once they operate above certain thresholds — you can ask the agent for their registration number and verify it independently.
• BHKWala.in does not check, verify, or display anyone's RERA registration status. Any RERA number mentioned in a listing description is exactly that — self-reported by the poster, unverified by us.

We recommend independently checking your state's official RERA portal for any project or agent before making a payment or signing an agreement.

4. Deal Directly, and Carefully

Any communication, negotiation, payment, agreement, or transaction that happens after you contact someone through BHKWala.in is strictly between you and them. We strongly recommend you:

• Visit the property in person before making any payment
• Verify ownership documents, RERA registration (where applicable), and identity independently, ideally with a lawyer for high-value transactions
• Never transfer money — token, advance, or otherwise — without meeting in person and verifying documents
• Be cautious of anyone unwilling to meet in person or show original documents

5. No Liability for Transactions or Disputes

BHKWala.in and its operators are not liable for any loss, damage, dispute, fraud, misrepresentation, or RERA non-compliance by any promoter, agent, or user arising from a listing, a requirement, or any transaction between users. Use of the platform, and any resulting transaction, is entirely at your own risk.

6. External Links & Third-Party Services

Payments for paid listings are processed by Razorpay, and OTP messages are delivered via WhatsApp/Meta or our messaging provider — both third-party services with their own terms and policies, which we don't control.

7. Availability

We aim to keep BHKWala.in available and accurate, but we don't guarantee uninterrupted access, and listings may be delayed, rejected, or removed at our discretion as part of keeping the platform spam-free.

If something on the platform seems fraudulent, suspicious, or you have concerns about a project's RERA status, please report it to hi@bhkwala.in so we can look into it.
