1. Acceptance of Terms

By accessing or using BHKWala.in, you agree to be bound by these Terms. If you don't agree, please don't use the service.

2. Description of Service

BHKWala.in is a free classifieds-style property portal connecting property owners/agents directly with renters and buyers, with no brokerage. Owners and seekers verify their mobile number via WhatsApp OTP before posting. Free listings stay live for 6 days; a paid 30-day placement is available for a small fee.

3. Verification & Accounts

• You must verify a real, working mobile number via WhatsApp OTP before posting any listing or requirement
• One mobile number represents one account — creating multiple accounts to bypass moderation or spam limits is not permitted
• You're responsible for the accuracy of the information you submit and for keeping your WhatsApp number reachable
• You must be at least 18 years old to use BHKWala.in

4. Acceptable Use

You agree NOT to:

• Post false, misleading, or fraudulent property listings or requirements
• List a property you don't own, don't represent, or aren't authorised to advertise
• Use automated tools, bots, or scripts to submit listings or scrape the site
• Spam, harass, or send unsolicited commercial messages to other users contacted through the platform
• Attempt to bypass WhatsApp verification, rate limits, or moderation
• Post content that infringes on others' rights or violates applicable law

We reserve the right to reject, remove, or block any listing, requirement, or account that violates these terms, at our discretion.

5. Paid Listings & Refunds

• The 30-day paid placement fee is processed securely via Razorpay and covers server/processing costs — it does not guarantee any minimum number of enquiries or a successful transaction
• Once a payment is successfully processed and the listing enters moderation, the fee is non-refundable, except where required by applicable law
• If your payment succeeds but your listing is subsequently rejected for violating these Terms (e.g. fraudulent or duplicate content), the fee is still non-refundable, since the review — not the outcome — is what the fee covers
• If a payment is deducted from your account but the listing was never created or the transaction failed on our end, contact hi@bhkwala.in with your payment reference and we'll investigate

6. Listing Duration & Removal

Free listings automatically stop appearing publicly after 6 days; paid listings after 30 days. You (or we, on your behalf via admin) can repost a free listing at no cost after it expires. We may remove any listing at any time if it violates these Terms, without notice.

7. Content Ownership

You retain ownership of the content you submit. By posting, you grant BHKWala.in a non-exclusive license to display and distribute that content as part of operating the service.

8. No Brokerage Relationship

BHKWala.in is a listing platform only. We are not a real estate broker or agent, we are not a party to any transaction between users, and we do not verify property ownership, legal title, RERA registration status, or the accuracy of any listing. 9. Disclaimer of Warranties

BHKWala.in is provided "as is," without warranties of any kind. We don't guarantee uninterrupted or error-free service, the accuracy of any listing or requirement, or that any transaction will result from using the platform.

10. Limitation of Liability

BHKWala.in shall not be liable for any indirect, incidental, or consequential damages arising from your use of the service, including disputes, losses, or damages arising from any transaction between users.

11. Termination

We may suspend or block any account or listing that violates these Terms or engages in fraudulent activity. You can request deletion of your account at any time via hi@bhkwala.in.

12. Governing Law

These Terms are governed by the laws of India, with exclusive jurisdiction in the courts of Pune, Maharashtra.
